Welcome to Kyasina. These terms explain the rules of the platform - what you can expect from us, and what we expect from you. They apply to everyone on Kyasina: renters, guests, service providers, landlords, and hosts.
By creating an account or using Kyasina, you agree to these terms. If you do not agree, please do not use the platform.
1. What Kyasina is
Kyasina is a verified property rental platform for Uganda. We connect landlords and hosts with renters and guests looking for homes, short stays, and commercial spaces.
We verify listings, and the people behind them, and we process payments through the platform. Landlords and renters can also create and sign their rental agreement on Kyasina, so the terms of every rental are written down, clear to both sides, and stored with the rest of the rental record.
The rental agreement itself is always between the landlord and the renter. Kyasina is not the landlord, not the tenant, and not a party to that agreement.
2. Your account
- You must be at least 18 years old.
- Your registration information must be accurate and complete.
- You are responsible for everything that happens on your account. Keep your login details private and tell us immediately if someone uses your account without permission.
3. Verification
Every listing on Kyasina is verified before it goes live. By listing or booking through Kyasina, you agree to our verification process, which may include identity checks, property documentation, in-app photo capture, and property inspections.
Verification means we have checked that a listing, its photos, and the person behind it are genuine to the best of our ability. We may reject, suspend, or remove any listing or account that does not pass - or no longer matches - our checks.
4. Terms for landlords and hosts
Listing on Kyasina is free. When you list a property, you agree to the following. These points form the standing agreement between you and Kyasina - listing a property means you accept them.
a. You have the right to list. You own the property or have the owner's clear permission to rent it out, and you can show documentation confirming this if we ask.
b. Your listing is honest. The price, photos, location, and description are true and complete. Photos are captured through the Kyasina app. There are no charges for renters beyond what the listing states.
c. You keep it current. You update availability promptly and mark the property as taken once it is rented.
d. Payments stay on Kyasina. Renters who find your property through Kyasina pay through Kyasina. You will not ask or encourage them to pay outside the platform.
e. What starts on Kyasina finishes on Kyasina. If a renter or guest discovers your property through Kyasina, the booking or rental - and all its payments - is completed through the platform, even if you later deal with each other directly.
f. Commission and how you get paid. When a rental or booking is completed through Kyasina, you pay us the agreed commission. You authorise Kyasina to collect the renter's payment on your behalf, deduct the agreed commission, and send you the balance - to your bank account or mobile money wallet - once the renter confirms their move-in or stay. If your property does not rent through Kyasina, you owe us nothing.
g. You honour your commitments. You keep agreed viewing and booking appointments, maintain the property in a safe and habitable condition, and honour the rental agreements you sign.
5. Terms for renters and guests
a. Accurate information. The details you provide in applications and bookings are true.
b. You pay through Kyasina. Payments for bookings and rentals made through Kyasina happen on the platform. A small platform fee applies, and it is always shown clearly before you pay.
c. You respect the property. You treat the property with reasonable care and follow the terms of your booking or rental agreement.
d. Cancellations. Cancellation and refund terms are set on each listing or in the rental agreement. Review them before you pay.
6. Payments and fees
- Joining, browsing, and listing on Kyasina are free.
- Renters and guests pay a platform fee, shown clearly before payment.
- Landlords and hosts pay commission only on completed rentals or bookings.
- Payments are processed in Uganda Shillings through licensed payment partners, by mobile money or bank transfer. Kyasina is not a bank or a payment provider.
- Standard mobile money or bank charges from your provider may apply. These are separate from Kyasina's fees.

7. Going off-platform
Off-platform payments are the most common way rental scams happen in Uganda. If you pay - or accept payment - outside Kyasina for a rental that began on Kyasina:
- You lose the protections Kyasina provides.
- We cannot help recover money or mediate the dispute.
- Your account may be suspended or removed.
8. Rental agreements
Rental agreements and leases are contracts between the landlord and the renter. You can create and sign these agreements on Kyasina, which keeps them consistent and safely stored with your rental record.
We are not a party to these agreements, and we do not provide legal advice. Both sides are responsible for reading and honouring the agreements they sign, under Ugandan law.
9. Disputes
If something goes wrong, tell us first. We review the records on the platform - payments, messages, agreements - and work with both sides toward a fair resolution. Where a dispute cannot be resolved through the platform, it is handled under the rental agreement and Ugandan law.
10. What we do not allow
- Fake or misleading listings, photos, or information
- Scams, fraud, or attempts to bypass platform payments
- Harassment or abusive behaviour
- Using Kyasina for anything unlawful
Breaking these rules can lead to suspension or removal from the platform, and we may report illegal activity to the authorities.
11. Our responsibility to you
We work hard to verify every listing and protect every payment. If you follow the platform process and something goes wrong because of a verified listing or a verified host, we will work with you to make it right.
Beyond that, Kyasina is provided as is. We are not responsible for the condition of a property, the actions of landlords or renters, or losses that happen outside the platform process. To the extent permitted by law, our total liability is limited to the fees you paid us for the transaction in question.
12. Your information
We handle personal information in line with our Privacy Policy and Uganda's Data Protection and Privacy Act, 2019. Information collected during verification is used only for verification and platform operations, and is stored securely.
13. Changes to these terms
We may update these terms as Kyasina grows. When we make significant changes, we will notify you by email or through the platform before they take effect. Continuing to use Kyasina after that means you accept the updated terms.
14. Governing law
These terms are governed by the laws of the Republic of Uganda.
